Not at all! We can take care of this process for you. We would just need to know the mortgagee clause which is usually listed on your current insurance declaration page.
A named peril policy only provides coverage from perils that are specifically named on the policy (example: wind, hail, lightning, fire, etc). If the peril isn’t listed on the policy, it isn’t covered. An open peril policy provides coverage for anything that isn’t specifically excluded. So if you spill wine on your couch and wine spills aren’t called out on the policy as being excluded, there would be coverage. Open peril gives you broader coverage but usually costs a little more.
A standard homeowners policy does not have coverage for sump pump backup/failure. However, this coverage can be added on by endorsement and we recommend this on most policies.
